What Happens If You Fall Behind on Your Mortgage in Calgary

It is rarely the emergency it feels like in the first few days.

The first missed payment is frightening and, for most people, still very fixable. What matters is what comes next — and that is more predictable than it feels.

The usual sequence

A missed payment normally brings a grace period, then a late fee, then contact from your lender. Around two payments behind, that contact becomes more formal. At roughly three payments behind, many lenders move toward a demand letter and, if that goes unanswered, a Statement of Claim filed in the Court of King's Bench. Timing varies by lender and by your mortgage terms — some act sooner, some allow more room.

Why Calgary households end up here

Calgary's hardship has a particular shape at the moment. Imperial Oil has announced a workforce reduction of around 20% — roughly 900 roles, mostly here — by the end of 2027, with cuts also announced at Cenovus and ConocoPhillips. Regional unemployment was 7.8% in April 2025.

Which means a great deal of local hardship looks like a vanished six-figure job rather than anything anyone did wrong. If that is your situation, you are in extremely ordinary company, whatever it feels like at three in the morning.

The 2026 combined tax bill rose about 8.1%, though the municipal portion was only around 1.6% — most of the increase came from the provincial education requisition, which rose 19.8%. For a household already stretched, an increase landing in the same year as reduced income is often what tips a manageable situation into a difficult one.

The single most useful call

Your lender. It feels counterintuitive to phone the people you owe money to, and it is still usually the best early move. Ask specifically about an arrears arrangement, a temporary deferral, or an interest-only period, and get whatever is agreed in writing.

Lenders are generally not looking to foreclose — the court process is slow and expensive for them too — though they are not obliged to agree to anything.

Calgary Legal Guidance runs free evening clinics Monday to Thursday (403-234-9266). The Court Assistance Program offers free 30-minute volunteer-lawyer consults for self-represented civil litigants, walk-in, at the Courts Centre. The Basic Needs Fund, reached through 211, provides emergency money for rent arrears and eviction prevention.

What not to do

Do not stop opening the mail. The process continues regardless, and disengaging only removes your ability to steer it. And do not sign with the first buyer who approaches you — the warning signs of an equity-stripping offer are here, and they are worth two minutes.

Calgary has done this before. In 2013 the flood put 75,000 people out of their homes, and what came out of it was Neighbour Day, which the city still marks every June. Needing help through a hard stretch is not a Calgary character flaw. It is closer to a Calgary tradition.

How many payments can I miss before it becomes serious?
There is no single number. Many lenders begin formal steps around 90 days in arrears, but it varies with the lender and the mortgage. Earlier contact almost always leaves you more options.
Will my lender really agree to an arrangement?
Often, particularly if you make contact early and are straightforward about the situation. It is not guaranteed — but a court process costs them time and money too.
Does falling behind become public in Calgary?
Missed payments are between you and your lender. Court filings, once an action starts, are public records — which is why approaches from buyers sometimes seem to arrive out of nowhere.
