A condominium in arrears is a different problem from a house in arrears, for two reasons that compound each other: there is a second creditor with its own remedies, and the Calgary condo segment is currently the slowest-moving part of the market.
The second creditor
Condominium fees are not optional and they are not an ordinary bill. An Alberta condominium corporation has its own means of pursuing unpaid contributions, including registering against the unit — which means arrears can end up on your title alongside the mortgage. Two separate processes can therefore be running at once, on different timetables, neither of which pauses because the other is happening.
That matters when you work out what a sale would actually leave you: unpaid fees, interest and the corporation's costs come out of the proceeds like any other registered claim. Pulling your own title is the only way to see what has actually been registered rather than what you assume.
Why the segment makes timing tighter
The CREB benchmark sat at about $572,500 in June 2026, down roughly 2% year over year, with detached homes near $750,500. The striking number is apartment condominiums at about $299,000 — down around 9%, with roughly five months of supply, which is a buyer's market in that segment.
If your equity is in a condominium, that softness is the part to watch. A segment with more supply than demand takes longer to sell, and time is exactly what a court deadline takes away from you.
Read that alongside a deadline and the conclusion is uncomfortable but simple: in this segment, the gap between "I should probably do something" and "I have run out of options" is shorter than it is for a detached house. Starting early is worth more here than anywhere else.
What actually helps
- Talk to the corporation or the manager before they escalate. A written payment arrangement is far easier to negotiate before enforcement has started than after.
- Get the full picture in one go — mortgage payout, fee arrears, everything on title. Solving one and discovering the other later wastes the time you were trying to save.
- Do not assume the fees are the small problem. With interest and costs added, arrears grow faster than people expect.
